The Whole Family Is Tripping Over Each Other. Right Now the Market Is Finally Giving You Room.

There are cleats by the front door, a soccer bag on the stairs, and two kids sharing a room that worked fine when they were little and does not work at all now. You love this house. You have just outgrown it.

We get it. Moving up always felt like something for next year. The market was too hot, the bidding wars were too crazy, and you were not about to drag the family into a panic offer on a place you saw once for fifteen minutes.

Here is what changed this spring. For the first time in a long while, the market is handing the keys back to buyers. Which means the bigger house might be closer than you think, and you might keep more of your monthly budget than you expect.

The local picture right now

Norfolk County is sitting at around six months of supply heading into the summer. In plain terms, that is a balanced market leaning toward the buyer. There are homes to choose from, prices have settled instead of climbing every week, and sellers are negotiating again.

Six months of supply means you get to walk through five places before you write an offer. You can include a home inspection without losing the deal. You are not racing ten other families to the closing table. For a move-up family, that is the whole ballgame.

A soccer family who just did it

A soccer family came to me a few weeks ago in exactly this spot. Three kids, a starter home they had built real equity in, and zero room left. They assumed moving up meant doubling their stress and their payment.

It did not.
