I was 22, fresh out of college, My wife and I were both working our first entry-level jobs, and we had our first baby on the way. We had done everything right—or so we thought.
We saved up for a down payment, found what we thought was a great online mortgage pre-approval, and started house hunting. (I had not started working in mortgages yet) After months of searching, we found the perfect home for our growing family and made an offer.
The offer was accepted. We were thrilled.
But five days later, we found out we didn’t qualify. On the last day of our condition of finance the online broker told us he found out I missed a payment on my student loan and that he failed to dig deep enough into our file before giving us that pre-approval letter. We were blindsided.
We had to scramble. It was incredibly stressful and we had that uncomfortable humbling talk with my parents and had to ask them to co-sign the mortgage just to hold on to the home we thought we were already approved for.
That’s why I do things differently today.
